Typically Needed for Home Loans and Second Mortgages

A few mortgages or home loans require only an application and appraisal.
And, often, depending upon your FICO scores and credit history, you may have to supply less documentation for the
typical Full Documentation requirements. Although many mortgage programs require less than the following
paperwork, you may be expected to supply some of the following, depending on your loan requirements and the rate you
are trying to achieve.
However,
most Full Doc Loans or Full Documentation Programs require the following paperwork:
- Past 2 years W-2
statements and/or
- Pay Stubs covering
the last 30 days with year-to-date
earnings
- Most recent 2 months
bank statements (if assets
disclosed)
- Copy of the Purchase and Sale Agreement.
- If you are renting: 12 months canceled rent checks or name & address of your current landlord.
- A letter of explanation for any known credit problems.
